    Stamp duty questions

    What is stamp duty?
Stamp duty (also called transfer duty or land transfer duty) is a state or territory tax you pay when you buy property. It's worked out from the purchase price or market value, whichever is higher, using a sliding scale. It's usually the biggest upfront cost after your deposit.
When do I have to pay it?
In most cases stamp duty is paid at or shortly before settlement. Your conveyancer or solicitor arranges the payment through the electronic settlement. The deadline varies by state, so check with them early so the money is ready.
Do first home buyers pay stamp duty?
Often not, or much less. Every state except Tasmania and the Northern Territory currently offers a first home buyer exemption or concession, but the price limits and property types differ a lot. Queensland and South Australia, for example, have no price cap for new homes, while the ACT removed its price cap and income test from 1 July 2026.
Can I add stamp duty to my home loan?
Lenders base your loan on the property's value, not the price plus costs, so stamp duty generally comes out of your savings. If you have equity in another property or a family guarantor, a broker can sometimes structure the loan so those costs are covered. Talk to us before you assume you need to save for it all.
    How accurate is this calculator?
It uses the published 2026-27 rates, thresholds and fees for each state and territory, current at October 2026. Real assessments can differ for things like mixed-use land, partial interests, trusts, or concessions with extra eligibility rules. Use it to plan, then confirm the final figure with your conveyancer or the state revenue office.
